Step 1
Project Estimating and Design
Purpose: Determine the scope of repair; Collect all information possible upfront; Provide a thorough proposal.
Process: If you are working with a third-party consultant, we put together our proposal based on their specifications. If we are engaged directly as your design-build contractor, we consult with you to determine your needs, perform site visits to collection measurements and other information, and communicate with you as we develop the scope of repair based on your input and our expertise. Our goal with every proposal is to identify and quantify as much of the project scope as possible upfront and present it to you as a fixed sum, which is accompanied by a list of allowances that we suggest you budget for.

Step 2
Pre-Construction
Purpose: Set expectations; Determine processes; Plan for a smooth and successful project.
Process: In preparation for our upcoming project together, we secure plans/engineering/permits (if applicable), develop a project timeline, and set up an on-site meeting with you to discuss the details of the project. These discussions typically include staging areas, work hours, access issues, owner/tenant notification protocol, communication chain of command, and safety concerns. If product submittals have been requested, we prepare a packet of data on all materials that we plan to use and submit it for approval. Once all logistics have been worked out, we set up for construction by bringing in equipment and facilities (storage container, toilet, etc.) and setting up items such as construction fencing and scaffolding.

Step 3
Construction
Purpose: Perform the agreed-upon scope of repair; Carefully manage the schedule and budget; Exceed expectations.
Process: Our construction process is tailored to your needs and the safety of people (and pets!) that will be coming and going throughout the project. Between our on-site, supervisory employees and those providing support from our office, we work tirelessly to keep your project on-schedule and on-budget and to provide clear and consistent communication with you as we move toward completion. We begin our projects with “mock-ups” - identifying each unique installation detail and performing it while all concerned parties observe. This process is incredibly helpful in a design-build project or when a third-party consultant is involved. Each day begins with identifying potential safety concerns (job hazard analysis) and ends with ensuring the site is left as clean and safe as possible.

Step 4
Post-Construction
Purpose: Close all loose ends; Deliver project records; Plan future maintenance.
Process: As we move into the post-construction phase, we ensure that any punch list items are closed out to your satisfaction. Next, final documents are sent. These may include warranty registration, permit approvals, “as-built” plans, and custom instruction on the ownership and operation of the systems we installed (O&M manual). However, it’s never our intent to simply leave you with these instructions. We also prepare an annual service contract proposal for the cleaning and preventative maintenance needed to maximize the service life and performance of your building exterior.
